East Village Catholic Church to Transform into 500+ Affordable Housing Units

New York City, NY- A former Catholic church in the East Village is transforming into a residential development, offering over 500 affordable housing units.

The Parish of St. Brigid-St. Emeric has recently sold its vacant church and school campus at 181 Avenue D. The buyer is a joint venture led by Community Access, Spatial Equity, Duvernay + Brooks, and Cooper Square Committee.

The project will provide housing for seniors and formerly homeless individuals, including those with special needs who are eligible for supportive services.

The initial phase of construction is set to begin in 2026, following all necessary regulations. The team is also considering a potential rezoning for the subsequent phase. For any zoning changes to take place, the project must undergo the uniform land use review procedure (ULURP).

According to a report by Crain’s New York, the church reached an agreement with a development team in June to sell the property for a maximum of $68 million.

The agreement includes plans to construct 570 housing units that are affordable on the entire site. The project includes two towers, with one measuring 240,000 square feet and the other 570,000 square feet. A significant portion of the homes will be set aside for homeless individuals in New York.

The site currently consists of an empty church, a shuttered school, and a spacious parking lot. The property is located across from a Con Edison power plant, which has caused pollution in certain areas of the church site. St. Emeric was founded in 1949 to serve the expanding community residing in the Jacob Riis Houses and Stuyvesant Town developments.

The church closed its doors in 2013 and combined its parish with St. Brigid on Avenue B.

Another project is being developed by the Grand Street Guild, a non-profit organization established by the Archdiocese of New York. The group is constructing two 15-story towers with 400 new apartments, including housing for seniors, on the Grand Street Guild campus, where 1,500 residents currently reside.

A lottery has been launched for 196 units at a site, specifically for New Yorkers who earn between 30 and 80 percent of the area median income.

For over four decades, Community Access has been dedicated to offering housing and social services to individuals in New York who are dealing with mental health difficulties. The nonprofit has consistently championed human rights, social justice, and economic equity.

Community Access has successfully implemented 21 housing projects in the Bronx, Brooklyn, and Manhattan, resulting in $500 million in real estate investments and the creation of 1,600 new homes.
