A new option for affordable living for senior residents has arrived in a historic area of downtown Fargo with the grand opening of The Milton Earl.

Beyond Shelter has been collaborating with multiple stakeholders on a senior affordable housing project worth $14 million. Senator John Hoeven, who was present at the opening, emphasized the significance of this project.

“You’ve got a $14 million project, 42 units, and it’s got all the amenities, the great balcony, the community room, all these things.”

He emphasized the significance of having the project in close proximity to downtown’s resources for the residents.

“Really important to the vibrancy of downtown, and really important for the folks that live here so that they have access to all of these things within walking distance.”

30 units in the building will operate on a voucher system, where residents are responsible for paying 30% of their income towards rent. The remaining 12 units are priced at $660 per month for a 1-bedroom and $760 per month for a 2-bedroom unit.

Beyond Shelter CEO Dan Madler said, “Our average vacancy rate for our senior units in Fargo is 2% or less. So there’s a strong demand, we can’t build them fast enough. ”

For Madler, the focus is not solely on preventing homelessness among seniors, but rather on providing them with a place they can truly call home.

“Imagine if you only had $1,500 a month that would have to cover your living expenses; your food, your medication, your transportation, and everything else that goes on in life. And if $1,000 of that is going toward rent, how do you make the rest, $500, stretch for the month.”

In addition, Beyond Shelter has acquired the adjacent lot to the Milton Earl. They have announced their intention to transform it into an additional 42 units of affordable housing specifically designed for senior citizens as reported by KVRR News.
